Avoid These Mistakes When Building A New Home

You’ve spent hours picturing the sprawling views your Roatan dream home will boast. Afternoons have flown past as you’ve imagined the salty breeze cascading through your kitchen window. And as much fun as it is developing ideas and plans for your new home – there are certain mistakes you should be wary of before diving in. To keep you on track, we’ve put together the top 3 mistakes to avoid when building a new home!

Mistake 1: You Get What You Pay For

While it may be tempting to go with the lowest bid, it often could mean subpar materials or craftsmanship. Often, something is being left out that is included in another Contractor’s bid. For this reason it is imperative that you fully understand how each builder developed their pricing structure and what is included in the quote. Hire the contractor that you trust the most – whichever one was the easiest for you to communicate with. And ideally one who has the references to back it up!

Mistake 2: Overlooking Important Systems

While much of your attention may be spent on choosing countertops or lighting fixtures, it’s important not to overlook important “behind the scenes” systems. Your home should be both functional and efficient. Is the HVAC system set up to avoid moisture issues and effectively cool your home? Is the house positioned on the lot in a way that will maximize breeze and minimize unwanted sun exposure? What about the plumbing and drainage?

Mistake 3: Not Having A Plan A, B, and C

Even the best laid plans run into their fair share of challenges. Part of planning a custom or new home includes planning for contingencies. An experienced contractor will have a buffer budget for unexpected cost increases, so again be sure to review the contract carefully before signing.

Now that you know what to avoid, you’re ready to move onto the next step! You may be wondering if you should go with a new build or a custom build. Some contractors operate with a portfolio of home plans which can be customized to a certain degree in order to suit their clients needs and preferences. Other contractors will work with you to design a completely customized floor plan that is unique to you.
